Annualized building service contract: 4 tenant turnovers + 1 lobby upgrade
Federal Highway Class B office building (6 tenant suites, 18,000 sq ft) signed an annual building maintenance contract with Premier in spring 2025. PM contract included: every tenant turnover, lobby cylinder maintenance, 1 annual property-wide inspection, all at pre-negotiated rates. Contract value: $2,985 for the year.
Through the year: 4 tenant turnover rekeys (2 paid by exiting tenants, 2 paid by the landlord rolled into the contract), 1 lobby cylinder upgrade to commercial-grade Schlage L9000 series (after the original residential-grade unit failed at 11 months), 1 mechanical-room rekey after a janitorial service change, and 1 emergency after-hours tenant lockout (legal firm partner forgot keys, deposition file inside, called PM, PM called Premier, 38 minutes to-site).
Total work: $3,485 across the year. Contract billed $2,985 (so the contract saved the landlord $500 net). Renewed for 2026 with a 4% rate adjustment.
